We begin with a complimentary, no-obligation meeting. Our team will meet with you on-site to review the estate. Within 48 hours you will receive a proposed contract with the sale date, setup timeframe, commission/fee structure, and clear expectations for before, during, and after the sale.

During this time we will review any items that will be removed from the site before the sale and mark items that will remain on site but are not up for sale. This is important to know at the start to best draft your contract. 

Our team assumes responsibility for setup, advertising, & neighborhood signage. Neighbors will be contacted and given our contact information should parking or neighborhood traffic issues arise during the sale.

We will inventory and price all items based on our extensive experience, price comparisons, and current trends. We carefully balance pricing to garner the best price and minimize the amount of items left over at the end of the sale. Depending on the size of the estate, pricing, organizing and staging can take about two weeks.

We typically conduct two or three day estate sales. On the first day items are sold at the price marked. The majority of sales happen on this day. On the final day of the estate sale items will be sold at 50% off to liquidate the remaining items under a certain dollar value (determined in collaboration with you). 

A “bid box” may be present throughout the sale for high-value items. Our team will review bids upon the close of the sale. The winning bidders will be contacted to secure payment and schedule item pick-up.

At the close of the sale, Best Mates Estates will coordinate the breakdown and removal of all remaining items from the house to be donated or disposed of. The home will be left empty and broom-swept. Professional cleaning services can be coordinated at an extra fee.

You will receive a status report at the end of each sale day. Once the sale has ended and the clear-out has been completed, a final accounting including all sales, charitable donations, and expense receipts will be sent within 7 days. Once approved, a payout will be initiated the following business day.
